Scope of Services
Revenue & Town Planning Jobs
Conversion of Lands, arranging Sale Permissions, facilitating Change of Land use from BDA & HUD, arranging Khatha, transfer of Khatha & regularization of property tax and other related works.
Development Feasibility Report (DFR)
Providing Zoning details, Road width, Kharab details, permissible FAR, details of acquisition by the Govt. to NHAI, Metro, KIADB, BIAAPA, STRR, ITRR, Peripheral Roads, proposed Residential Layouts, proposals on road widening and other valid information regarding the property before its procurement which will strengthen the feasibility of the development. Pre-construction Approvals
- Building Plan Sanctions from various Town Planning Authorities viz. BDA, BBMP, BMRDA, all Planning Authorities under BMRDA, BMICAPA, BIAAPA, KIADB, ELCITA and from Local Panchayaths.
- NOCs & Clearances from BESCOM / KPTCL for Supply of Power KGWB for rigging borewells Fire NOC / Fire Advisory for Fire & Safety AAI / HAL / BIAL for Height Clearance
- Project Clearance from Karnataka Udyoga Mitra for Change of Ownership and approval for SEZ – Govt of India.
- Environmental Clearances from State Pollution Control Board (KSPCB), State Environment Appraisal Committee / SEIAA (SEAC/MoEF), preparation of detailed technical project reports under Air, Water, Noise & Soil.
- Clearance from Chief Controller of Explosives (CCOE) / Petroleum and Explosive Safety Organization PESO) from relevant Govt. Authorities for approval of the underground Diesel Storage tank.
- Factory License from Inspectorate of Factories & Boilers.
Pre-operative Approvals
- Occupancy Certificate from all Town Planning Departments viz Bruhat Bangalore Mahanagara Palike (BBMP) Karnataka Industrial Area Development Board (KIADB) and other relevant Authorities.
- Consent to Operate (CTO) from Karnataka State Pollution Control Board
- Commencement Certificate from Karnataka State Fire & Emergency Department
- Factory License from Inspectorate of Factories & Boilers.
- Permanent Power connection from Bangalore Electricity Supply Company (BESCOM) / Karnataka Power Transmission Company Limited ( KPTCL)
- Water & Sanitary connection from Bangalore Water Supply & Sewerage Board
- Approval for erection of Underground Diesel Storage (HSD) from PESO / CCOE
